Another Real Estate Myth Debunked
Myth: “I’m selling my home ‘As-Is’.”
Reality: Purchase contracts are contingent on the homebuyer approving the findings of a home inspection. And because no home is perfect, defects are inevitably found and the buyer will request the seller to make some repairs. To get a buyer to legally bind himself up front no matter what the inspection finds requires such a big price concession that it’s just not worth it. So home sales are almost never really “As Is”.

Homebuying Question


"Hi Gary. A friend of mine gave me the name of his mortgage broker. When I met with him, he told me he can also act as my agent to find a home. I’m not sure that’s a good idea. What do you think?"

***ANSWER:
Your loan broker saying he can help you buy a home is a little like your plumber offering to rewire your house.

For several years, we’ve seen a greedy attempt by lenders to practice real estate and also for real estate agents to try to do home loans.

I can tell story after story after story of homes I’ve sold where a lender acting as a real estate agent cost his clients thousands of dollars or the home they wanted. And I’ve seen too many agents completely screw up the loan they were trying to get for a client.

What started all this confusion is that it’s the same license to become a loan agent or a real estate agent. But being a lender and being a real estate agent require two distinctly different skills and knowledge sets.

And given that, in my opinion, there are so few lenders or agents who even excel at their day job, your odds of finding a pro who is great at both are pretty darn slim.

So tell that mortgage broker “no thanks!”
 

 

HomeSELLING Question


“Hi Gary. We’ll be selling our home shortly. I know we have termites but I don’t want to do a fumigation because I run a home business and it would be too disruptive to be out for a few days. What do you recommend?”

***ANSWER:
First of all, there are two main kinds of termites: subterranean and drywood termites.

Getting rid of subterranean termites doesn’t require fumigation. The termite company just injects a termicide into the ground. Eradicating drywood termites usually requires fumigating (aka tenting). But there are other alternative treatments.

My termite expert that I’ve used for years recommends an approach called “thermigation”. It’s a non-chemical direct heat treatment. It literally (if you’re squeamish, please avert your eyes) COOKS the termites at 140 degrees. Yecch. It won’t damage anything, provided it’s done correctly.

Thermigation is slightly more expensive than tenting because it’s more labor-intensive. But you only need to be out of your home for 8 hours instead of 2.5 days for a fumigation, so that work for you.

Investing or Financing Question
"I got laid off in 2002, which forced me into bankruptcy. Now my wife and I want to buy our first home. But we heard you can’t get a home loan for 7 years after a bankruptcy. Is that true?"

***ANSWER:
No...

Lending has become so much more flexible over the past few years. Credit glitches that used to keep people from getting a loan no longer stand in the way. Many credit-challenged people can get loans at slightly higher than typical rates. Other people with minor or older credit dings can get loans at very attractive rates.

Given that your bankruptcy was several years ago, if you’ve had good credit since, you can probably get a loan today at the same rate as someone who never had a bankruptcy.

Call me and I’ll be happy to refer you to a great lender who can discuss your situation, run your credit, and tell you what kind of loan and rate you can get.
