Décor & Remodel Nightmare #8 of ???
Love an open floorplan? So did one gentleman who gutted his entire home and turned it into one very, VERY big room, including the bath. He apparently liked the rustic look because it was entirely UN-finished with hanging wires, no paint, no drywall, etc. When he decided to sell, he insisted his “improvements” increased the value over other homes because, “it saves people the demo cost if they’re doing a remodel!” Right.

Homebuying Question


"I just got a s-c-r-e-a-m-i-n-g deal on a home. And I want to thank you for your comments several weeks ago about the buyer’s market and that it’s a great time to buy a home."

***ANSWER:
Congratulations. Of course I’d be even more happy for the both of us if you’d had me find you that home for you, but I won’t go there. :)

Anyway, you’re right, the market’s soft and people are getting great “deals” on homes right now.

I’ve talked to many people who gave up on buying last year and are thrilled when they see how much further their dollar can go today.

I guess that’s why they call this a “buyer’s market”…

 

HomeSELLING Question


"Hi Gary, my wife and I want to list our home. She wanted to use her friend who’s OK, but not especially successful. You’ll be glad to hear that I convinced her to use you. I told her we needed someone who has seen all the ups and downs and been successful during them. Are you busier now that it’s a buyer’s market?”

***ANSWER:
Thanks for your kind comments, and for changing your wife’s mind (no jokes about how that must have been tough to do, etc.).

And you’re right...my phone is ringing off the hook with past clients and people referred to me who are wanting to sell their homes and investment properties.

I call this the “lighthouse effect”.

…In a storm, waves may crash and ships toss and turn, but the lighthouse is stable. Ships look to the lighthouse for guidance, to get their bearings so they know they’re on the right route. (Truthfully, I know zip about ships and what I just told you may well be completely wrong, but you get the idea.)

So in buyer’s markets like these, proven agents often see their business increase…

Investing or Financing Question


"What do you think of interest only loans? Don’t you think it’s bad idea to get a loan where what you owe doesn’t even go down?"

***ANSWER:
I’ll respectfully disagree because it’s not necessarily a bad loan at all. Here’s why:

Your standard 30-year fixed-rate loan pays down a microscopic amount of principal the first few years. And since the average "life" of a home loan is just under 3 years, most loans are almost at their original balance when they're paid off anyway. And most (all?) interest-only loans give you the option to pay down principal whenever you want. So you could pay off as much or as little principal as you want to each month.

Are interest-only loans for everyone?

Perhaps not if you intend to stay in your home for a long period or you need the discipline of HAVING to pay principal every month, rather than it being an option.
