We came across this creative “plumbing” in the closet of a foreclosure one of my bank clients just asked us to sell. Warning: it’s not a pretty picture.

Story #2 from my client the criminal defense attorney: Two guys planned a bank robbery in Phoenix in July. One was to rob the bank; the other would drive. The big day came and the first guy went to the bank, threatened the teller, got the bag of cash, and sprinted back to the car…only to find it empty with no keys. What happened? Phoenix in July gets HOT. It turns out the driver decided to buy an ice cream cone across the street while he waited. But it took too long. Both were arrested. In the mug shot, the driver still had ice cream on his face.

HomeBUYING Question


"I just missed out on a house that I wanted. The sign says the house sold so I’d like to find out the price. Can you find out for me?"

***ANSWER:
To paraphrase a recent president, it all depends on what the meaning of “sold” is.

“Sold” may mean that the buyer and seller just agreed on a price and will be opening escrow.

“Sold” may also mean when the deed is recorded and the escrow closes.

Agent are not supposed to tell you the sold price until escrow closes. Why?

Because if the sale cancels, the agent would have revealed what price the seller was willing to sell for, putting the seller at a disadvantage when negotiating with future buyers.

It’s also a violation of the agent’s duty to the seller. But some agents will spill the beans and violate this duty.


HomeSELLING Question


"How much value will I add if I remodel my kitchen?”

***ANSWER:
Great question. The answer depends on:

1. How’s your kitchen now?

I know of a woman in Pacific Beach who had her kitchen remodeled. When it was done, though it was nice, she didn’t like it and remodeled it again. Then she did it one more time for good measure.

Assuming her kitchen was outdated/ugly/damaged before remodel #1, she probably got a 50% to 150% return. Remodel #2 fetched her about a 0% return. Ditto for #3.

Obvious point: your return is higher the more the work is needed.

2. What’ll it be like when you’re done?

…Refaced veneer cabinets, formica counters, and off-brand appliances?
…Or teak, granite, and Viking?

Obvious point: better quality done well raises value more than low quality done poorly.

3. Where do you live?

If you’re in Rancho Santa Fe, you’ll get a much higher return for your nice new kitchen than if you live in Boulevard (not that there’s anything wrong with that!)

….STILL want an easy round answer?

OK, then if you do it right, as a rule of thumb figure dollar-for-dollar return.
 


Investing or Financing Question


"I'm not sure I'm cut out to be a real estate investor. You'd have to be so heartless. How could you ever evict someone who's down on their luck and can't pay the rent?"

***ANSWER:
I admire your thoughtfulness and caring. The world would be a better place with more people like you in it.

However, you must view owning rental real estate as the business that it is. Try loading up your shopping cart at Costco and telling the cashier you'll take the food now, but you promise you'll pay them in 2 weeks. Ain’t gonna fly.

When people rent an apartment, the clear and undeniable understanding is that if they don't pay the rent, they can’t stay. You know that. The tenant knows that. So if you have to evict them, you're just keeping your part of the agreement, however unpleasant.

Does that mean you don't give good tenants a break once in awhile?

I cut good tenants some slack, give them a couple of extra weeks to pay, waive a late charge, etc. But this flexibility is only short-term and not for chronic late-payers.

My advice: Get over it, hire a manager, or don't become a landlord.
