True Story: Think Some Agents Have Big Egos?
I do NOT know this agent. He could be the nicest, kindest, most humble person you’ll ever meet. That being said… An agent recently faxed me an offer. In addition to the standard documents, the fax also included two entire pages all about him, his schedule (including when he works out), and his values. And when he called me, he introduced himself as (name changed): “John Smith, agent extraordinaire.” Wow. (Agent “Smith”, if you happen to read this, please don’t be offended. Just take it as feedback as to how others perceive you.)

Per RealtyTrac, these stats represent the 3rd quarter, 2007:
1. 148,147 - California
2. 86,465 – Florida
3. 46,818 – Ohio
4. 44,092 – Texas

7. 22,750 – Arizona
8. 20,008 – Illinois
9. 18,796 – Colorado
10. 16,817 – Nevada
Due to homes with 2+ mortgages in foreclosure, the number of filings exceeds the number of homes actually being foreclosed. I.E., a home with a 1st and 2nd mortgage in foreclosure counts as two filings.

HomeBUYING Question


"Hi Gary. My husband and I met an agent at an open house. We liked her and want to work with her to find a home. But she also said she can get us the loan. I’ve never heard of that. Do agents also get people loans?"

***ANSWER:
Unfortunately, to make more money, some agents do. And for that matter, again unfortunately, some mortgage lenders also like to “play” real estate agent and try to find people homes.

Why do I say unfortunately?

Two reasons:
1. Conflict of interest.
2. Lack of skill.

Let me explain…

1. Conflict of interest:

As I’ll discuss in #2, I don’t trust the skill of “agent/lenders”. When one sends me an offer, I often require the buyer to prequalify with a lender I know and trust in order to protect my seller-clients. (They needn’t get the loan through him, just prequalify.)

Incredibly, many agent/lenders flat-out refuse, some without even asking their buyer. Why? They don’t want to risk that the buyer will opt to get their mortgage from someone else, costing the agent/lender the loan commission. Sadly, often costs their client the home they wanted!

Other times, the agent/lender screws up the loan during escrow. Even if it appears unlikely they’ll fix it, many refuse to allow another lender (who CAN make the loan) step in and get it done. Again, this has cost their clients homes.

2. Lack of skill:

While lending and selling real estate require the same license, they’re two entirely different jobs, requiring entirely different knowledge, skills, and contacts.

There’s so much required to be an excellent Realtor and a terrific lender, it’s rare to find both in the same person. I’ve met perhaps a handful of the hundreds I’ve worked with.

Can you guess what happens when the agent/lender doesn’t know what he or she is doing?

…Disaster, delays, stress, problems, money lost, homes lost, escrows cancelled, lawsuits, etc.

I can tell you sad story after story after story, but I think you get the point.

Bottom line:

I don’t fault someone from trying make a buck. But when people depend on them for something as important in their lives as buying or selling a home, then need to do what’s best for the client, not themselves.

Avoid agent/lenders!


HomeSELLING Question


"Hi Gary. We bought our house last year for $665,000. But it’s only worth $650,000 now. We’d really like to get into something bigger, but if we sell now, we’ll lose money. Any suggestions?”

***ANSWER:
Yes. Except for possible income tax ramifications, what you paid is past history.

Irrelevant.

Doesn’t matter.

Fuggedaboutit.

Too many people get caught in the emotion or ego of “I can’t lose money.”

The smart thing to do is to ignore what you paid and make a decision on what’s best for you to do going forward. If it’s to sell, great. If not, that’s fine too.

Investing or Financing Question


"I have no mortgage on my home and I know when I sell I’m going to pay a lot in taxes. Can I just put a big loan against it so I pay less tax when I sell?"

***ANSWER:
(I’m going to cheat a little and answer this as a Financing question because, honestly, I get more Homeselling questions than Financing questions.)

Sorry. I get asked this every few months. You are taxed on your gain, not on your net. So getting a mortgage won’t help you.

By the way, if you’re selling your principal residence, you can likely pay no taxes on up to $250,000 (singles) or $500,000 (couples) of gain.
