True Story: Not Exactly Open & Shut
Years ago, unethical agents would occasionally steal the key from a lockbox to prevent other buyers from seeing a home their client wanted to buy. Today, our high-tech lockboxes record who opens them, so that rarely happens. But this week brought a surprising new twist: an agent actually super-glued shut the lockbox on a condo I have for sale! A shocking display of high creativity and low morals. I know who did it, but have no proof. The good news: I just sold the house and that agent did NOT get the sale.

Website-of-the-Week: Don’t Fall For This Scam
Kyley from my office had a client tell her about a website that claims, for a $198 access fee, you can find homes where you can take over ownership by paying just one mortgage payment. The concept is bogus and makes no sense—unless you own the site and get $198 a pop, plus perhaps that first mortgage payment too. (I have purposely not posted a link to the site.)

HomeBUYING Question


"Hi Gary. My friend put his condo on the market and got three offers within a week. And I know of another house that got several offers. I’m looking to buy a home and want to know if the market has picked up."

***ANSWER:
It’s hard to distinguish between a temporary blip versus the beginning of a major up cycle.

But…

I’ll tell you I’ve seen a H-U-G-E increase in activity in January. My team and I normally help clients buy and sell 10-15 homes per month. But as I mentioned in the intro, we sold 37 in January…the busiest month I’ve had in my 24 years in real estate.

No one knows for sure, but with such low prices and low interest rates, my guess is 2008 may well be THE year to buy in San Diego.

We’ll see…


HomeSELLING Question


"Once I receive an offer on my home, how long do I have to respond?”

***ANSWER:
Great question.

Believe it or not, there is no specific time frame that I’m aware of.

Unless you have another offer coming in, my advice is typically to respond in 24 hours or less.

Buying a home is very emotional, so you want to keep the momentum going and not give your potential buyer a chance to lose interest or find another home.
 


Investing or Financing Question


"I’ve heard about CalFHA financing. Is that the same as FHA?"

***ANSWER:
It’s Cal-HFA, not Cal-FHA. Cal-HFA stands for “California Housing Finance Agency.”

To make things more confusing, you can actually combine Cal-HFA and FHA, giving you a Cal-HFA FHA loan. Got it?

Cal-HFA has special loan programs for first-time homebuyers, many with low-downpayment options. An odd benefit to many people is that they define a first-time homebuyer as someone who hasn’t owned a home in the past 3 years.
