True Story: (No Attempt At A Clever Title For This One)
The couple, excited about their home purchase, asked for the okay to clean the home before escrow closed. The tenants looked like they were finally all moved out and the seller obliged (NEVER a good idea). So the couple went in, tossed out various junk left by the old tenant and cleaned the place spic and span. One problem: the tenant hadn’t finished moving…and the couple had thrown away a container with the ashes of the tenant’s mother. A very sad, but unfortunately true story…

These housing markets are doing so poorly that you must put an extra 10% down on most low down payment loans. That means a “zero-down” program requires 10% down. VA, FHA, and Cal-HFA loans are not impacted by this list.

HomeBUYING Question


"I’ve searched your site and a lot of houses don’t show the square feet, especially in La Jolla. It makes it a lot harder to find homes. Why do some agents leave the square feet off?"

***ANSWER:
Two main reasons:

1. The house is so small that the agent doesn’t want to “advertise” how small it is.

2. The agent or company is deathly afraid of being sued for misstating the square footage.

I disagree with both reasons and feel the agent should always show the square-footage.

I take particular issue with the second reason, as this does a grave disservice to the seller and to potential buyers. Many potential buyers who include square foot in their search will completely miss homes with “zero” square footage.

With enough legalese, the agents should be able to protect themselves. But instead, they put irrational fear ahead of their clients’ best interest.


HomeSELLING Question


"Hi Gary. I’m not ready to sell yet, but I’ve been going to open houses so I’ve got a good idea of what my home is worth…”

***ANSWER:
I know that’s not a question, but I’ve got an answer.

Going to open houses will NOT tell you what your home is worth!

For example, in my neighborhood, there’s a home listed for…get ready for this…DOUBLE its value!

It’ll never sell, but if my neighbors use that as a basis for their value, they’ll be in the same fantasyland as that owner.

The point is: what someone else is asking for their home does NOT tell you what your home is worth. It only tells you what price they want and no homebuyer has been willing to pay.

The best way to determine the value of your home is by having a professional compare it to what similar sold homes have closed for in the past few months, then make adjustments for the market and different features of your home versus the comparable homes.

"Question. We’ve never invested before. What do you think of a condo as a first real estate investment?"

***ANSWER:
I’m going to assume that you already own your home. Buying a home to live in, be it condo or house, is always your best first investment. That being said…

Buying a condo is a great first investment, especially now.

Why now?

Values of condos in some parts of San Diego have been HAMMERED, down by 20…30…40…even 50% from the peak in 2005. (At my Feb. 16 seminar “How To Buy A Foreclosure In San Diego”, I’ll tell you which neighborhoods have the best buys.)

But I like the idea of a condo for you because it’s:
1. Lower in price
2. Simpler to manage – Less to maintain

Of course, you will have the monthly homeowner’s (HOA) fee of typically $150 to $300.
3. Less costly to maintain – No roofs, landscaping, exterior to maintain
