HomeBUYING Question
"Why don’t banks keep up their foreclosures? I have one next
door to me and it looks terrible and is running down the
neighborhood. Isn’t in their best interests to have the property
looking good to help them sell it?"
***ANSWER:
It definitely is in their best interests and banks want to keep them
up. They run into some obstacles, such as:
1. The previous owner didn’t keep the property up, so it already
looks bad when the bank gets it
2. Many foreclosures don’t have operative sprinklers, and installing
them take time and money they don’t want to spend
3. Bank doesn’t want to spend money and risk that the work they paid
for will be vandalized
4. Sometimes banks are better off selling a home As Is after
calculating the cost and time to fix up a home
5. The bank may just be too overwhelmed with foreclosures to deal
with fixing them up
6. Often the people paid to keep up the property are just not doing
their jobs (it’s hard to find good help nowadays!)
HomeSELLING Question
"How long does it
take to sell a home right now?”
***ANSWER:
There are many variables, such as location, condition, property
type, price range, etc.
But by far the biggest variable is price.
If you price your home near market value, you’re going to sell it in
1-60 days. (Exception: multi-million dollar homes may take longer).
If you over-price it, good luck. It could take forever.
Investing or Financing Question
"I invest by locating and flipping properties during escrow.
When I made an offer on a bank foreclosure, the bank wouldn’t let me
put “Or Assigns” in the offer. Are you seeing that a lot?"
***ANSWER:
Yes. I have 46 different bank clients and not one will allow you to
put “and/or assigns” or “and/or nominee”.
They don’t want people to do what you’re doing. It’s not necessarily
illegal, so I think banks don’t allow it for two reasons:
1. They don’t want people making a quick buck on their foreclosures.
2. Flipping deals have a lot of problems that banks would rather
avoid.
