a little excitement this week. Good Morning America called Monday
for a story they’re doing about foreclosure bargains, saying they’d
send a camera crew to interview me. They asked the price range of my
foreclosures and I told them I had almost 200 foreclosures from 100K
to 1.1M. The woman asked if I had any houses like she’d found in
Georgia for 30K! When I told her halfway-decent houses here start in
the 200s, they decided to film elsewhere. Oh well. …Got a bunch of

HomeBUYING Question
"My lender told me a formula for buying foreclosures: take 25%
off the list price, then subtract for the cost of repairs, then
offer that amount. Do you think that’s a good idea?"
***ANSWER:
Your lender is an idiot.
Sorry to be so blunt, but it’s one thing to come up with a stupid
idea and keep it to yourself, and it’s quite another to offer it as
professional advice to a client.
There’s no logical or practical basis for your lender’s fanciful
little formula. An offer like that will be rejected out of hand by
any bank immediately and prejudice them against you if you were to
raise your price later.
Here’s my idea:
Tell your lender I told you a great little formula to negotiate his
rate via this formula: Take 1% off his rate, then another $500 for
every piece of advice he offers you on real estate.
Better yet, tell your lender to stick to offering advice on loans.
BTW, while I’m being a bit gruff in my answer, I want you to know my
ire is not directed at you. It’s at your pinhead lender. : )
HomeSELLING Question
"I don’t want to sell my home now because I can’t get what it’s
worth…”
***ANSWER:
This wasn’t a question, but I want to grab onto it as I hear
versions of this a lot.
What is the worth or market value of a home?
The technical answer is that market value is “the price a willing
buyer and a willing seller negotiate in an arms length transaction.”
Another way of putting it is that market value is what you sell your
home for today.
So when you say you won’t sell your home because you “can’t get what
it’s worth”, what you should really say is that you don’t like what
it’s worth right now and don’t want to sell it.

"What do you think of a reverse mortgage?"
***ANSWER:
They are a great idea for many people. They offer a wonderful way to
get money from your home without selling or incurring a monthly
payment.
A close elderly family member of mine has one. She loves living in
her home and would have had to move out if not for her reverse
mortgage.
