Shocking True Story: Saved Up A Little Nest Egg, Did Ya?
In the 90’s I had a sweet, shy, quiet receptionist named Amber (not to be confused with two other “Ambers” who’ve worked for me since). She was so nice that for months I overlooked her poor performance. Eventually, so we let her go. Concerned for her welfare, my office manager asked if she’d be okay. Amber replied, “I’ll be fine. I’ve saved up a little nest egg.” She sure had… Days after Amber left, we discovered that for months she’d stolen and forged checks, cleverly covering her tracks. Total stolen: $21,000! We contacted police and Amber confessed. Her ridiculously light sentence was probation and paying back the money. Put another way, her entire penalty was to pay back an interest-free loan! That was 10 years ago. Total paid back to date: Zero! Since then, shy little Amber has been on the lam with a warrant out for her arrest. But don’t worry, she’s probably fine, having saved up that little nest egg and all. …My late father always used to ask me if “The Embezzler” had been caught.

Buying A Home & Keeping Your Previous Home? Read This:
“Buy and bail.” That’s industry slang for when someone buys a home and lets their old one be foreclosed, usually because they owe much more than its value and have a payment higher than potential rent. To prevent people from “buying and bailing”, Fannie Mae has instituted a major change effective August 1st…

Borrowers in this situation without at least 30% equity in their old home must qualify for both payments when purchasing their new primary residence.

I won’t get into the math, but suffice it to say that qualifying just got harder if you plan to keep your old home. For more info, consult your lender or call me and I’ll put you in touch with our preferred lender.

HomeBUYING Question


"I own a 3-bedroom condo in Pacific beach and I’d really like to trade it for a house with a yard and keep my monthly payments the same. Do you think that’s possible?"

***ANSWER:
What are you willing to give up?

You may be able to sell your condo and buy a small 2BR house further from the beach in Pacific Beach on a half-lot with a yard.

Or you could sell it and move east of the 5, where prices are lower, and get a nice house on a full lot with a large yard.

The bottom line is…

Unless you get extremely lucky (don’t plan on it), if you want to improve where you are now, you may have to make a trade off. Perhaps you’ll trade:

- your current payment for a higher payment
- a house for a condo
- large for small
- near the beach for not so close
- etc.

Of course, sometimes you’re happy to make the trade. Perhaps you:

- want a condo instead of a house
- want a smaller home
- want to move inland and/or north or south
- etc.

By the way, I didn’t address the word “trade”…

If by “trade”, you mean sell yours and buy another, that’s easy. If you meant “trade my home directly to someone who owns a home I want”, forget it.

The odds of you wanting someone else’s home and that person wanting yours AND you both agreeing on a price are pretty slim.

"We’re upside down on our home and my husband just lost his job. We won’t be able to make our payment and we can’t sell unless we do a short sale. What do short sales do to your credit?”

***ANSWER:
They damage it. But…

Historically, banks have treated the credit damage from short sales and foreclosures just about the same when you try to get a home loan later. It really didn’t make sense, but not everything in life does, does it?

Fortunately, now FNMA is making a distinction between short-sales and foreclosures when reviewing your credit. They’re viewing short sales less unfavorably, and I suspect other lenders will follow suit. So they still do damage your credit, but not as badly.

And of course, short sales will still be no walk in the park to accomplish. My rough guess is that less than half of the homes listed as short sales ever sell and close escrow.


Investing or Financing Question


"Hi Gary. My wife and I make good money, over 100K, but we haven’t saved much money for a down payment. Can we still buy a home?"

***ANSWER:
I’ve got bad news and good news for you. First the bad news:

As of August 4th, the last mortgage insurance company stopped insuring conventional loans with less than 10% down. That means 5% down conventional loans are gone the way of the dodo bird unless you find a rare portfolio lender (that’s usually a bank) who’ll make one. Good luck on that.

Now the good news…you still have several options:

1. VA
If you or your wife have sufficient military service, you may qualify for a zero-down VA loan.

2. FHA
You should be able to qualify for

3. Gift
Got generous relatives? You may be able to receive some or all of your down payment as a gift from them.

4. Gift Program
There are two programs I’m familiar with: Nehemiah and Ameri-Dream. Both will gift you the money you need for a down payment. The BIG catch is you have to have someone give them the money. Usually that’s the seller. Of course, the seller will want a higher price in return, so you’re in effect financing your down payment. I know this sounds kooky and/or shady: the seller gives $$ to the program, then they give you the money. But I assure it’s 100% legal and done with the lender’s full knowledge. …By the way, I’ve heard that FHA soon will stop allowing these programs on FHA loans.
