Thanks to Bill B. for telling me about Zilpy, a site for projecting possible rent on a give home. Playing with it a few minutes, it doesn’t seem entirely accurate, nor are the “comparable” homes that comparable. But it may still have some value.

True Story: No Good Deed Goes Unpunished
In the 1980’s, a small development of 11 homes was built. Several years passed and all the homes looked just beautiful…except one. The owner had never bothered to put in a front lawn, so it was a mix of dirt and weeds. To make matters worse, the paint was peeling. The home was an eyesore to the neighbors, but the owner didn’t give a darn. When one neighbor heard the owners were on vacation for a couple of weeks, he got together with a couple of others and…they painted the house and put in a new front lawn. When the owners got home, did they thank the neighbors for their efforts? Nope, they sued. Only in America…

HomeBUYING Question

"When I buy a home, does it have to be tented for termites? I don't want me or my 2-year-old to breath in all those poisonous chemicals..."

***ANSWER:
First of all, homes only need to be tented for termites if there is evidence of active infestation of "drywood" or swarming termites. If not, no tent needed.

My favorite "bug guy" has shared some interesting things about termite fumigations.

When they put the tent on, they first pump tear gas(!) into the home so just in case someone is still inside, they'll be forced to leave the home. Then they typically pump in Vikane nerve gas, which is toxic.

But here's what many people don't know: the gas leaves virtually no residue once the home is aired out. Only the very most hyper-sensitive people may feel any effect. Reports of adverse reactions are extremely rare.

Regarding alternative treatments, surprisingly, they often tend to leave MORE chemicals in the home than a fumigation!

Consult your physician.

HomeSELLING Question

"Hi Gary. My wife and I thinking about selling our home. What’s your marketing plan?"

***ANSWER:
Last week, I said a better question is… “What is your complete plan to sell our home?”

But here are two even BETTER questions for you to ask when you’re choosing an agent to sell your home or rental property:

“How many homes have you sold this year?”
“How many homes have you sold in your career?”

Here’s why these two related questions are critical:

As you know, anyone can tell you what you want to hear and promise you the world. So how do you know they won’t break every last promise they’ve made?

You can’t.

The closest you can come is by looking at past behavior to predict future behavior.

So an agent with a strong track record of successfully selling homes for clients in the past, will likely continue that success in the future with your home.

…By the way, don’t think I’m making this point just because of my track record of selling 250 homes over the past year and 3,800 in my career.

I’m making this point because it’s true.

(Of course, I don’t mind at all if it causes you to call me at 858-457-KENT the next time you or a fiend want to sell a home...)

Investing or Financing Question

"Hi Gary, I read your newsletter every week. Here is a question (maybe you can post in newsletter):

I've seen how many homeowners who don't pay their mortgages are being helped out with lower interest rates, having their mortgages re-done. How about those of us who have high interest loans but pay the mortgage every month and are never late. It seems unfair to us. Is there any help? We are also upside down on our mortgages but pay regardless.

Thanks very much!"

***ANSWER:
I hear you.

You’ve worked hard to keep your end of the bargain, and you basically get penalized for it.

The reality is that very few lenders will cut their borrower a break and re-do their mortgage unless they’re late on payments.

Lenders are all too happy to keep accepting your payments and sees no reason not to re-write your loan unless they feel the threat of taking the home back, and they don’t feel it unless they borrower is late.

It’s one of those unfair things in life. What can I tell you…
