True Story: Strip(ped) Joint For Sale
Got a new foreclosure Friday. Seems the old owners grabbed a few extra things when they moved, like the garage side door….and the water heater, AC unit, garage door opener, all interior doors, all closet doors, all bathroom mirrors, bathroom countertops and sinks, all toilets, and both medicine cabinets. …Almost forgot, they also took: the kitchen counters, cupboards, oven, dishwasher, kitchen sink, fireplace, door bell, light fixtures, thermostat, heater vents, ceiling fans, stair railings, all wall plate covers and switches. It appears everything is gone but the floors, walls, windows, studs, and roof. Must have run out of space in their pickup truck.

"What’s the difference
between a short sale and an REO?"
***ANSWER:
Great question.
Right now, there are basically 3 situations homes are in when they’re for sale: standard, short sale, & REO.
By “standard”, I mean your typical situation where Mr. & Mrs. Smith are selling a home. Nothing unusual about it.
A short sale is when the owner’s loan balance is so high that selling the home won’t net enough to pay off the mortgage. So the home is for sale subject to getting the bank’s approval of taking less than what is owed. Banks aren’t exactly thrilled to comply, and will take 2-12 weeks to respond. Often that response includes the bank requiring the buyer to raise their offer significantly (even OVER the list price.) My guess is one of every 3 or 4 short sale homes every actually close. For that reason, we generally don’t advise our homebuyer-clients to pursue short sales.
An REO (Real Estate Owned by a bank) is another matter entirely. The bank has foreclosed and already owns the home and wants to get it off their books. While not lightning fast, they generally respond to an offer in 1-3 business days
We’ve had tremendous success with our clients buying foreclosures…and at best mixed success with short sales.
HomeSELLING Question
"Hi Gary. My wife and I thinking about selling our home. What’s your marketing plan?"
***ANSWER:
I’ve been answering that question the past two weeks. This is week is part 3 of 3 of my answer. (Am I taking too long to answer this question or what?)
So far, the questions I suggest are:
1. “What is your complete plan to sell our home?”
2. “How many homes have you sold this year?”
3. “How many homes have you sold in your career?”
Here’s question #4:
“What happens if I’m not happy with your services?”
This is important because you’re going to sign what is usually a 6-month listing contract with an agent. But what can you do if he or she is a slug and doesn’t do much to sell your home?
Answer: Not much.
You’ve signed a binding contract and have no control. You’re stuck.
Upon request, I routinely give my clients the right to end our listing agreement any time, for any reason, and at no cost. (The only exception is no cancellation if we’re in escrow or negotiating an offer.)
So I recommend, whether you use me or another agent, that you ask for a similar cancellation clause…
Investing or Financing Question
"You’re always slamming mortgage brokers"
***ANSWER:
Not true. I’m always slamming INEPT mortgage brokers.
And because there are way too many of those, you have to be really careful when you choose a mortgage broker.
Too many are inexperienced and/or unfamiliar with the requirements and rules of the loans they try to put you into.
That means you often don’t get the loan they promised you…or perhaps don’t even get a loan at all…and may not find out until the day before your closing…that will have to be extended or may never happen at all.
Ugggh.
On a positive note, a great mortgage broker is worth his weight in gold. And there’s a terrific one I’ve been using for 23 years.
