True Story: Strip(ped) Joint For Sale
Got a new foreclosure Friday. Seems the old owners grabbed a few extra things when they moved, like the garage side door….and the water heater, AC unit, garage door opener, all interior doors, all closet doors, all bathroom mirrors, bathroom countertops and sinks, all toilets, and both medicine cabinets. …Almost forgot, they also took: the kitchen counters, cupboards, oven, dishwasher, kitchen sink, fireplace, door bell, light fixtures, thermostat, heater vents, ceiling fans, stair railings, all wall plate covers and switches. It appears everything is gone but the floors, walls, windows, studs, and roof. Must have run out of space in their pickup truck.

"Hi, do you think the bank will consider an offer of $150,000 for this place? According to the latest statistics, Julian homes have taken a 75% hit."

***ANSWER:
Julian has not dropped even close to 75%. The statistic you refer to is based on one June home sale, which is not statistically significant.

When you look at changes in the median price, keep in mind medians can be misleading (long discussion) and make sure it’s based on a large number of sales, say 20+.


HomeSELLING Question


"You’ve been talking about questions to ask when you’re deciding on an agent to sell your home. What about just asking how long they’ve been in real estate?"

***ANSWER:
Thursday, one agent who was also a mortgage broker (bad news already!) told me it was illegal for the bank/seller to ask his client to prequalify with a certain lender. He also insisted it was illegal for him to share confidential info about his client even with his client’s permission. He added, “I’ve been licensed since 1961 and I know what I’m talking about.”

I assume he was right…about being licensed since 1961.

But he was dead wrong about the two other points. And it probably cost his clients the home.

Moral Of The Story: Don’t confuse longevity with experience or success.

"Hi Gary. I have a question about real estate investing. Can you buy and flip fixer uppers doing a 1031 exchange?"

***ANSWER:
No.

If you buy a property and sell it a short time later without renting it, the IRS considers it “dealer property” and it’s not eligible for a 1031 exchange.
