Hello again. Please excuse, but definitely read, my rant below. I just can’t believe how shortsighted some
Congressmen are! …Last week I said I closed 42 homes in October for my best month ever. I meant September.
…Homes don’t get much cheaper than
this.
RANT: They’re STILL Trying To Make It Harder & Costlier For You To Get A Home Loan!!
This beast just won’t die…it’s like a bad horror movie. First Congressman Barney Frank, now U.S. Senate Banking Committee Chairman Chris Dodd is trying to make it harder and more expensive for you to get a home loan. …Why and How?
In a misguided attempt to help people and/or pander for votes (you choose), Dodd wants to give bankruptcy judges the ability to lower interest rates or actually slash home loan balances of people in bankruptcy.
Why is this SO bad? …Isn’t it nice to cut somebody a break?
OK, imagine you’re a bank and you’ve just lost a bundle. You’re on the short list of banks (a list that’s growing shorter by the week) who still have the doors open and are making home loans. Your only security for the home loan is the home itself. Suddenly that security is sliced and diced by this dumb proposal. What do you do?
Some or all of the following:
1. You make darn sure that you ONLY loan to people with sterling credit, perhaps 800 FICO scores. I don’t know about you, but not many people have 800 scores.
2. You require higher down payments. 10% down...are you kidding?! Borrowers will need 20% or 25% down. Perhaps more.
3. You obviously raise your interest rates to compensate for the added risks. Raise them by…1/4%? 1%? 2%???
4. You lend less money on home loans so you have less exposure.
And if people can’t get loans and can’t buy homes, can you guess what this does to home values? Ouch.
Please write your Senator or Congressperson and tell them to nip this shortsighted idea in the bud once and for all. (Congress has a 9% approval rating…I can’t believe it’s that high.)

HomeBUYING Question
"I want to make an offer on a foreclosure that isn’t on the market yet, but the bank’s agent says not to send it because the bank won’t look at it. Isn’t that illegal?"
***ANSWER:
Of my 43 bank clients, most won’t look at an offer before the home has gone through the process of being vacated, cleaned up, priced, and listed.
Neither the bank nor the agent has a legal obligation to you to look at your offer. Once listed, the seller’s agent has an obligation to the SELLER to present all offers that are not “frivolous”.

""Do Buyer and Seller typically split escrow fees? Do you have an estimate of the amount of these fees?"
***ANSWER:
They do typically split escrow fees. The exception is VA financing, where the buyer is not allowed to pay the escrow fee.
Fees vary by escrow company. A very rough rule of them is that each half is approximately $600 + $1/$1000 of the sales price. So if you sell your home for $500,000, then your half will be about $600 + $500 = $1100.
Investing or Financing Question
"With prices this low, it seems that you can actually buy a cheap house or condo and it will cashflow, so I’m interested in buying about 10 properties…."
***ANSWER:
Let me tell you one challenge you may face if you want 30-year fixed loans on all those properties.
Apparently FNMA has a new limit of 4 first-mortgage loans per person (including the one on your home) that they will purchase. After that, your sources will be more limited and you’ll probably be looking at loans fixed for 3-, 5-, or 7-years.
