Our 43 closed home sales in October broker the San Diego RE/MAX record we set just last month in September of 42 closed sales. THANK YOU for your trust, business, and generous referrals!

New Conforming Loan Limits For 2009 - Unofficial
As you may or may not know, you can getter a better interest rate if you get a “conforming” loan rather than “jumbo” loan. The conforming loan limit for a single-family home has been $417,000 for some time, but here are the projected limits starting 1/1/09:

$ 546,250 Single family (house, condo, PUD)
$ 699,300 2 units
$ 845,300 3 units
$1,050,500 4 units

How Times Have Changed Dept.
Rates are in the 6%-7% range and some people are complaining. One of my preferred lenders told me he remembers that in the mid-1980’s when rates dropped below 13%, there was actually a refinance craze.

HomeBUYING Question


"What does it usually cost to buy a home, not including the down payment?"

***ANSWER:
Depending on the price and your loan costs, you can expect your closing costs to be 3%-6% of the purchase price.

That includes “non-recurring closing costs” that are one-time fees (such as loan points, escrow fees, title insurance, etc.) and “recurring closing costs” (aka “prepaid expenses”, such advance mortgage or insurance payments).

The higher the price, particularly as you pass $500,000, the closer it will be to 3%.


HomeSELLING Question


"We plan to sell our home and would like to list it this month. Where do we start? Do we get an appraisal?"

***ANSWER:
Great question.

You can get an appraisal, but you’ll be shelling out $400 for what your agent will do for free.

That leads to your first step:

Call an experienced agent with a track record of success. Ask him/her to come over and:

- discuss your plans
- give you an idea of what price to expect for your home
- offer tips on simple inexpensive ways to increase your home’s value
- go over the homeselling process with you
- (if all goes well) list your home for sale

Investing or Financing Question


"I’m a real estate investor. If I pay all cash to make my offer stronger, are there any hitches with pulling out my cash in a refi so I can buy another property, and so on?""

***ANSWER:
With lenders tightening their rules, you should check with a good bank or mortgage broker. There may be restrictions on doing a cash-out refinance in the first six months after you buy the property.
