HomeBUYING Question


"I want to buy a foreclosure, but I need to sell my home first. Will the bank consider a trade?"

***ANSWER:
Sorry, banks will not consider trades.

Anticipating what I’m guessing is your next question, banks will not consider an offer contingent on selling your home either.

Your best option would normally be a bridge loan, used if your home is already sold or on the market. But I don’t know of anyone making bridge loans right now.

That leaves a home equity line, assuming you have enough equity in your home for the down payment on your next home and qualify for both loans.

Equity lines are available at 75-80% of your home’s value, but you need to secure the line before you list your current home. There are a few banks and credit unions offering them.

HomeSELLING Question


"How long does it take to sell a home in this market? "

***ANSWER:
Great question.

The market is NOT behaving like most people think. Based on all the gloomy headlines, most people who call me about selling a home anticipate that it will take many long months.

That’s not necessarily true. In fact, we’re actually in a bizarre market right now.

On the one hand, it can be SLOW…

Price your home too high or get a dud of an agent and it can sit for many long months on the market and never sell.

On the other hand, it can be FAST…

If you price your home correctly and have a good agent, most homes will sell in about 60 days or less. Some in a matter of a few days. (I just sold one in four days for exactly the price I’d told the owner to expect.)

So if you’re thinking of selling, get a good agent and price your home right and the odds are you’ll be moved within a few months.

Investing or Financing Question


"I’d like to start real estate investing. Is it possible to get a positive cash flow if a buy a house or condo?"

***ANSWER:
For my first 24 years in real estate, when you bought a rental in San Diego the question was always, “How much will my negative cashflow be?”

Now, I can finally answer that, YES, you can get a positive cashflow.

Of course, literally speaking, the answer was always “yes”…if you were willing to put down 30%, 40%, 50% or more.

But now, in many cases, you can put down 20-25% and get a small positive cashflow (even BEFORE factoring in the tax benefits), especially if you personally manage the property &/or do the maintenance.

And on many properties, 25-30% should do the trick and get you a small positive if you have that work professionally done; again we’re talking before the tax benefits.

Notice that I’ve said “in many cases” and “on many properties”.

That’s because you’re not going to buy a house in La Jolla or Carlsbad or Scripps Ranch and get a positive cashflow w/ 25% down. The numbers won’t work.

Generally speaking, we’re talking about houses under $300,000, condos under $200,000, and 1-4 units under approximately $200,000 per unit.

But don’t take this is a magic formula. You’ve got to analyze each property individually.

And remember, the tax benefits should make the numbers even better for you.
