Mortgage Rates Are Getting Very Strange
With good credit, this week you could get a fixed 30-year mortgage up to 417K at just 5% with 1 point. But if you borrow over 546K, your rate would be 7.5%! This huge 2.5% spread historically has been closer to .75%. Instead of fixed for 546K+, most people are getting 5/1 ARMs (fixed 5 years, then adjustable) in the mid-5% range. Fannie Mae, who buys most of these loans, is limiting the % of loans they’ll buy over 546K. And this limited resale market for these loans pushes up the rates.
True Story: Chicken(s) Out
Years back, I visited a duplex that a client wanted me to sell. The tenants knew I’d be coming inside, but no one answered. The front door was locked, so I went around and found the back slider unlocked. To my shock, as I opened the slider, a sea of dozens of little baby chicks escaped. How someone could live with baby chickens roaming free in their home is something I’d rather not contemplate.

HomeBUYING Question
"Does the seller have to lower the price if the appraisal comes in low?"
***ANSWER:
No.
Remember, an appraisal is just one person’s opinion. Too many people consider an appraisal as “word from above” about the value of a home. But I’ve seen appraisals off by as much as 40%!
Another question you might be wondering is, “Does the buyer still have to buy if the appraisal comes in low.”
The answer is: it depends.
If the contract has an appraisal contingency (or perhaps a financing contingency) that has not been released, the buyer may cancel without penalty if the appraisal comes in below the sales price.
Again, I caution you not to take an appraisal as the final authority and lose a home you really want.

"Some of us are on the brink of disaster; no equity, struggling to make payments. What’s best; short sale or foreclosure??? "
***ANSWER:
I'm very sorry to hear about your situation. Here's my objective opinion of the pro’s and con’s of a Short Sale vs. Foreclosure PLUS one other possibility.
Short Sale:
- Arguably a little better for your credit than a foreclosure. To be approved for a short sale, you typically need to be several months behind on your payments, which will hurt your credit.
- Better emotionally than losing your home to foreclosure
- Involves the hassle of having your home on the market and waiting a very long time to find out if the bank will approve your short sale. Many are not approved.
Foreclosure:
- Allows you to stay in the home longer (payment free)
- After the foreclosure, you'd likely receive "cash for keys" of a $1,000 to $3,000 to help you move
There is one other possibility: loan modification.
In some cases, banks will actually modify (decrease) mortgage loan interest rates and payments to allow people to stay in their homes.
Your first step is to contact your lender and ask to talk with someone about a loan modification.
I want to stress this:
You can do this on your own at little/no cost and do NOT have to pay anyone to help you.
However, I’ve heard some people have gotten good (better?) results paying a consultant $500 to $3,000 for assistance. If you want to explore this option, know that all such consultants are NOT created equal.
In fact, there’s a cottage industry of real estate agents and others going to mini-seminars to become “loan modification professionals”. I suspect most would be no better (or perhaps even worse) than handling it yourself.
I suggest you try it on your own at first…
Investing or Financing Question
"Can I use my VA to buy an investment property?"
***ANSWER:
Sorry. VA loans are only for owner-occupants. However, you can move out of the home at a later date and keep your VA loan.
Verify with your lender or the VA, but I think you must intend to live there for at least a year. And I’m sure military transfers would be exempt…
