An agent I know had the police and city attorney demand he board up a foreclosed home that has "vagrants". However, because they claim they are tenants, he’d be violating landlord-tenant law and subject to being sued if followed their direction.

Home Buying Question

"You’ve mentioned how important it is to have a good full-service Realtor if you're selling. We’re buying a home and my friend’s sister has her license. She doesn’t really practice real estate, but she’ll kick us back $5,000. Is it worth the money or should we get a full-time agent?"

Answer:
You can guess my answer. Let me start with a story...
In a sale last year, after the buyer inspected the property, we heard nothing. We called the agent 3 times to see if the buyer was taking it "as is", but no call back.
Finally, the agent called TWENTY-THREE days after the contract deadline to request repairs and asked, "Did you get our repair request?" We never did, nor did he have proof he ever even sent it. Because they missed the deadline, they lost their right to ask for any repairs.
His negligence cost his client $1,000’s in repairs the seller might have agreed to pay if the agent had acted timely. And I don’t think his client ever even found out how what his agent did to him.
Why am I telling you this?
Because in my experience things like this are far from rare, especially with limited service or part-time agents. Real estate transactions are getting more complex by the day and require full-time, experienced agents or "teams" to watch over all the details and protect and serve their clients.
So use a good, experienced, full-time agent.
Home Selling Question

"I'm going to be selling my home in La Jolla shortly and moving to Rancho Santa Fe. I just refinanced last month and have a pretty current appraisal for $1,420,000. Should I depend on that to price my home?"

Answer:
No!
Some wonderful clients of mine recently had 3 appraisals on their home. Two were for the same amount, but the other was for over 10% higher.
Not only that, but all three appraisals were riddled with errors:
-One appraisal used the list price of a home that never even sold
- Two used sales from a much pricier area nearby but made no adjustment
- All three made little or no adjustment for appreciation or wide differences in views, condition, or location of the "comparable" homes compared to my clients' home
Don’t get me wrong, there are some highly skilled, very accurate appraisers out there. I know several.
But because you won’t know if your appraiser fits that description, NEVER depend on an appraisal to determine what price to ask or expect to receive for your home.

Yes, but you have limited options:
1. VA
2. Perhaps a quirky special multi-part loan program that involves many hoops.
There are also 3% down FHA and 3% down Fannie Mae (on some Fannie Mae foreclosures)
