Home Buying Question

"What do you think of buying a home at a foreclosure sale down at the courthouse?"

Answer:
For sophisticated investors, it can pay off well.
However, there are many very real risks and downsides to buying at a trustee sale:
- 1. All sales are 100% final the moment your bid is accepted.
- 2. Sales are As Is with no inspections (unless the property is vacant and open and you trespass to enter it)
- 3. There are absolutely no contingencies.
- 4. You can’t get a mortgage to buy the property. You must bring cashiers checks to the trustee sale and pay immediately once your bid is accepted.
- 5. Sales are subject to existing liens and encumbrances, so a title search is necessary to help assure (but not guarantee) that you won’t inherit any liens.
- 6. If occupied, you would have to evict the occupant.
- 7. Occupants could damage or steal from the property before moving. For example, I’ve seen people pour concrete down the drains or take the kitchen with them when they move.
If you want a foreclosure, I advise clients to buy after the bank has foreclosed and eliminate all these risks.
If you still want to try it, you may make some money, or lose some.

Answer:
Good news. We are seeing some improvement in the market. How long it takes to sell depends on the price range of your home…
If your home is valued under $500,000, the market is red-hot and your home may sell in a matter of weeks or even days, perhaps with multiple offers.
If it’s $500,000-$800,000, it may take a month or two. Still excellent by historical averages.
And if your home is over $800,000, if you hire a skilled agent and are realistic on price, it can also sell in a few months.

We are both retired and are interested in purchasing a house for some family members who need assistance. It seems that first-time home buyers are able to make purchases with as little as 3% down but we would be considered "investors" and would need to place a 20% downpayment. Why is this so?"

Answer:
Even though you plan for family members to live in the home, the bank still treats it as a rental. And rental properties statistically have a higher default rate.
So banks require a higher down so that A) You have more “skin in the game” and B) they have a greater cushion against loss if you were to default.
